A high-stakes commercial property battle emanating from the Pune District Court has escalated to state levels following a major structural revision of a lower court’s temporary injunction order. The complex corporate litigation involves a prime piece of real estate located at Mouje Lohgaon in the Haveli Taluka of Pune, heavily disputed between Runwal Enterprises Limited and Bridge Water Realty LLP.

The legal confrontation traces back to an interim civil order passed by the Pune District Court, which had imposed a sweeping restriction on Runwal Enterprises, barring the firm from transacting, assigning, or creating third-party ownership interests in the disputed suit property. Runwal Enterprises aggressively challenged this order, arguing that the lower court had passed an *ex-parte* (one-sided) order without serving proper statutory notices to the defendants or recording compelling justifications for an emergency injunction.

The corporate stand-off has simultaneously split into parallel criminal proceedings. The Economic Offences Wing (EOW), operating via the Chembur Police Station, recently registered a major First Information Report (FIR) under provisions of the Bharatiya Nyaya Sanhita (BNS), 2023. The criminal action names key partners of the partner realty firm, charging them under Section 318(4) for corporate cheating, Section 61(2) for criminal conspiracy, and Section 3(5) for common intention. Accusing the adverse party of manipulating property credentials and executing fraudulent documents, Runwal Enterprises has formally petitioned the Enforcement Directorate (ED), seeking a federal anti-money laundering probe while maintaining a state-mandated *status quo* on the highly contested Haveli territory.
